Fifth-floor conversion: pigeon blockage & a flooded balcony
The problem
The tenant reported water pouring over the balcony every time it rained, and a damp mark on the top-floor ceiling. Pigeons had nested in the high-level gutter and the balcony downpipe had gone solid. A previous cleaner had quoted but couldn’t reach it — and sent no photos.
Our solution
We reached the run from ground level with high-reach poles — no ladders on the brickwork, no scaffolding cost. The nesting and packed debris were vacuumed out, the downpipe rodded and flushed, and a leaking joint re-sealed on the spot. Bird spikes were fitted to stop a repeat.
The result
Full drainage restored and the damp risk removed. Dated before-and-after photos went straight to the letting agent the same evening for their Section 11 records, and the balcony was left spotless.
